Zoning
1606 Central SE – Liquor License: A hearing will be held at 8:30am for a Restaurant/Liquor license. As always, SHNA requests that the City enforce their Zoning Codes. In this case it appears that this location may be too close to a school. Jim will attend the meeting.
1512 Gold SE – Fence Variance: There is a request to raise a fence from the current 3’ to a new height of 6’. As always, SHNA requests that the City enforce their Zoning Codes.
Parkways and medians on Silver, Gold, Lead and Coal: SHNA is continuing pursuit of the City and will be contacting the mayor and Ike Benton for help. We are asking for an accounting of the money we are paying for the upkeep of the medians and parkways. Time is of the essence if we are to get the planting done this year.
5-Block Development Project – Titan Development: Titan Development is in the process of developing 5-blocks east of I-25 freeway on the north side of Central, just north of Presbyterian Hospital. The block on which the Crossroads Hotel is located is not active at this time because Titan does not control the Crossroads property.
Titan is designing up to 52 Townhomes on the block between Copper and Tijeras. These units will be upscale with from 1 to 3 bedrooms and will rents for $1,000 to $1,600 per month. The townhome complex will have a pool, fitness center, and good parking. The design will be sensitive to historical context of the surrounding neighborhoods.
The block east of the Crossroads will be a hotel with approximately 120 bedrooms and will be 2-3 stories. There will be approximately 13,000 square feet of restaurant & retail space along central. The hotel entrance will be on Mulberry Street. The main entrance for Presbyterian will move east to Spruce Street this year. A skyway may also be included in the hotel design.
There was a discussion of the need to be able to walk or bike east or west of this area down central or along silver under the freeway.
The block between Cedar and Spruce is going to be retail with lots of room for walking. They are open for suggestions on what kind of retail we would like to see in this block.
The block between Spruce and Sycamore is going to be upscale dense residential 150 units with proper setbacks, lots of parking, wide walk ways… See Broadstone Camelback property in Phoenix for the design concept but modified to fit the historic concept of this neighborhood.
They plan to start work on the Townhomes first because the infrastructure requirements are pretty easy. The other blocks have significant infrastructure issues that will take longer and cost more to resolve. The project will take about 3-5 year for the entire project.
